2025 Best of Year Winner for Multiunit Housing
Facing the instantly recognizable Rio beachfront, Zien and Gensler’s seven-story, 38,000-square-foot apartment building—sandwiched between older neighbors and height-restricted to prevent shadowing on the sand—translates the fluid contours of its coastal setting into sculptural architecture. Made of Corian, the street facade of Tom Delfim Moreira is a rhythmic composition of lozenge-shape openings, from which undulating balconies lined with Accoya wood project; glass balustrades and almost frameless windows permit postcard ocean views from each full-floor apartment. The distinctive black-and-white pattern of Roberto Burle Marx’s famous mosaic sidewalk continues into the vestibule, while Estúdio Figueira outfits the lobby and other public spaces with dark-toned pau ferro paneling and pale marble flooring, grounding the project in the nonchalantly sensual lineage of Brazilian modernism.
